Best Areas to Live in Bahrain: A Neighbourhood Guide

Choosing the right area matters more in Bahrain than the right building, because it shapes your commute, school run and weekends. This guide explains each popular neighbourhood, who it suits and whether foreigners can buy there.

Freehold: where foreigners can buy

Foreigners can own property outright, with full inheritance rights, in designated areas. Nine zones cover most freehold parcels: Fateh, Amwaj Islands, Diyar Al Muharraq, Sea Front, Durrat Al Bahrain, Seef, Dilmunia, Juffair and Sayh.

Some individual projects outside those zones are also sold freehold to foreigners, according to their developers, including Tilal Al Areen and Tivoli at Bilaj Al Jazayer. Always confirm the title status of the specific unit before you pay a deposit.

Property worth at least BHD 130,000 can qualify you for the 10-year Golden Residency.

Amwaj Islands

Amwaj is a group of man-made islands off Muharraq, with lagoon-front apartments, villas, beaches, marinas and a cluster of cafés and restaurants. It is close to the airport and about 20 to 30 minutes from central Manama.

It suits couples, young families and buyers who want a resort feel and rental demand. Amwaj is one of the nine freehold zones.

Juffair

Juffair is a busy central district packed with apartment towers, hotels, restaurants and gyms. It is popular with young professionals and anyone who wants to walk to everything.

It can be noisy and traffic is heavy at peak times, but rents are competitive. Juffair is a freehold zone.

Seef

Seef is a commercial and residential district built around City Centre Bahrain, Seef Mall and the corniche. It has some of Bahrain's highest-value apartments.

It suits professionals working in Seef or Manama who want malls and dining on the doorstep. Seef is a freehold zone.

Bahrain Bay

Bahrain Bay is a modern waterfront district beside the Financial Harbour, with luxury towers, the Four Seasons hotel, a promenade and The Avenues mall.

It suits executives and buyers who want a prestige address in the city centre. Freehold apartments are sold to foreigners here, but confirm the title of each unit.

Reef Island

Reef Island is a private island next to Seef with a marina, beach, apartments and villas. It feels quiet and secure while staying minutes from the city.

It suits couples and professionals who want marina living close to work. Units are sold freehold to foreigners, subject to confirming the title of each unit.

Diyar Al Muharraq

Diyar Al Muharraq is a large master-planned new city on reclaimed islands north of Muharraq, with villas, apartments, Marassi Beach, Marassi Galleria and new hotels.

It suits families wanting newer homes and value, and investors attracted by the Marassi district. Diyar Al Muharraq is a freehold zone.

Saar and Janabiya

Saar and Janabiya are leafy residential areas in the west, known for villa compounds with pools, gardens and shared facilities. They are close to several international schools.

They are the classic choice for expat families who rent. Most of these areas are not open to foreign freehold ownership, which is why many families rent here and buy elsewhere.

Riffa and Riffa Views

Riffa is a large town in the centre-south of the island. Riffa Views is a gated community within it, with villas around the Royal Golf Club and an international school on site.

It suits families and golfers who want space and quiet. Foreign ownership has been offered in Riffa Views, but check the title status of any specific villa.

Durrat Al Bahrain

Durrat Al Bahrain is a resort-style development of islands at the southern tip of Bahrain, with beachfront villas, apartments and a marina.

It suits buyers who want a holiday-home lifestyle and do not mind the drive, around 40 minutes to Manama. Durrat is a freehold zone.

The south: Al Areen and Bilaj Al Jazayer

The south of Bahrain is where many new communities are being built, near the Bahrain International Circuit, Al Dana Amphitheatre, Al Areen Wildlife Park and the natural beach at Bilaj Al Jazayer.

Tilal Al Areen is a gated villa community, and Tivoli at Bilaj Al Jazayer is a beachfront residential project. Both are sold freehold to foreigners, according to their developers.

The south suits families who want space and newer homes near the beach, and retirees who want quiet. Commutes to Manama are longer, so it works best for those working in the south, in Riffa or from home.
